Important Community Maintenance Updates

During the December 2011 Homeowner’s Meeting, the board of director’s agreed to lead several maintenance projects to improve the community. Please find an update on the activities that are being undertaken.

Road Maintenance

As agreed to at the last homeowner's association meeting, planned spring 2012 road resurfacing work was completed in effort to enhance the quality of the community’s roads.  Approximately 12 loads of gravel was added from the Airport and Crosstown Road intersection to the Airport and Grouse Lane intersection. The crowing and re-grading of the access road will allow for better drainage and will help alleviate the large divots and pot holes that were formed during winter.

 

Additionally, gravel will also be added to the front of the condo units located on Grouse Lane and re-grading will be completed by 6/30/12. This will address the pot holes located in front of the condos and improve drainage conditions.

Partridge Run Grading and Drainage

To improve water flow and drainage in the neighborhood, two culvert pipes are being installed under airport road to eliminate the pooling and backflow of water outside of designated retention ponds. The new culvert pipes will be located at the intersection of Airport Road and Partridge Run and secondly at Airport Road and Pheasant Lane.

 

Work has begun on the installation of the two culvert pipes and is currently scheduled to be completed by end of June. Minor landscaping will also be done to repair grounds that disturbed in the installation of new drainage.

Partridge Run Road Sign Project

Following the overwhelming support of residents, William Hayde is leading a project to add road signs to our community roads in effort to keep residents safe. Stop signs will be added to the intersections along Airport Road and Yield signs will be posted along Grouse Lane. Additionally, we will also be adding Speed Limit signage in the neighborhood and a No Outlet sign on Airport road towards the entrance near Crosstown Road.

 

Road signage has been ordered and the installation will commence in the next several weeks.

Condominium General Maintenance

Exterior painting has commenced of condominium units 14 A,B, and C. Work is expected to be completed by end of June. The remaining condominium units will be improved per the previous schedule.

Condominium Storm Door Proposal

In May the homeowner’s association evaluated a proposal from condominium owners to add storm doors to all of the condo units. Feedback was solicited from owners through a poll that was set up on the homepage to capture people’s views. Although there was a slim majority in favor of installing storm doors on the condos, the association has decided to table a decision at this time and revisit it later in the year as a result of; 1) lack of clear majority and 2) the surfacing of a potential safety concern involving dryer vents located at the condos units that requires prioritization. We will revisit the issue of storm doors at the next homeowner's association meeting.

Trash Collection

Over the past several months several Vermont local residents have been spotted by neighborhood owners, dumping large amounts of garbage into our trash bins. To protect against this abuse we will begin locking the doors to the trash building in the next few weeks. All neighborhood owners will be issued a key to the garbage receptacle and will need to use it when accessing the building. In the event that you forget your key and need to access the dumpster, a spare key is being placed inside the lockbox located next to the garage door.
